Larimer Square, Denver
Larimer Square is one of the first and most successful examples of adaptive re-use in the United States. Consisting of one full block of Western Victorian-style buildings and designated as Denver’s first historic district, Larimer Square is home to award-winning retail, restaurant, and night club establishments, as well as highly desirable office spaces. Larimer Square, which covers both sides of the 1400 block of Larimer Street, is the gem of the downtown-Denver and is often referred to as one of the best urban blocks in America.
Denver Union Station
In 2012 Larimer Associates, along with REGen Llc., Urban Neighborhoods, McWhinney and Sage Hospitality formed the Union Station Alliance to redevelop Denver Union Station. Larimer Associates role in the project is handling all retail leasing. The remodeled urban transit center and hotel features more than 22,000 square feet of ground floor space divided into roughly 10 independent retail and restaurant outlets.
Larimer Square Parking Garage, Denver
Recognizing the need for quality parking to serve Larimer Square and its neighbors, Larimer Associates constructed this 310-space garage in 1996, which includes two street-level retail spaces totaling over 8,000 square feet. The structure, located on the 1400 block of Market Street in Lower Downtown, is award-winning for its ability to blend in with the surrounding historic buildings.
Hangar 2 Lowry, Denver
Hangar 2 is located in the heart of the Lowry neighborhood directly west of Wings Over the Rockies Air & Space Museum. This 110,000 sf historic landmark was acquired in August, 2011 with a development plan implemented shortly thereafter. The ownership of Hangar 2 partnered with Extra Space Storage to open a state of the art self-storage facility within the hangar’s interior. Additionally, the attached buildings were renovated into boutique retail and office spaces. The second phase of the development is a series of purpose-built restaurant spaces, aptly named the Lowry Dining District.
The Marston Building, 427 C Street, San Diego, California
Located in the heart of downtown San Diego, this former multi-story department store is now a 37,000 SF, high-class office building with a street-level retail component. Originally constructed in 1896, and remodeled in 1988, the Marston Building was one of the first buildings in this area to be preserved and adapted to a more modern use.
Shops at Highlands Square, 32nd and Lowell, Denver
This early 19th-Century furniture warehouse and showroom was converted in 1997-98 to a four-tenant retail and restaurant use on the southwest corner of 32nd & Lowell in the wildly popular Highland neighborhood. The Shops at Highlands Square was instrumental in building the momentum that has lead to the revitalization of this quaint and charming shopping and pedestrian area. Current tenants include Sushi Hai, Chipotle, Perfect Petal and Real Baby.
3200 Tejon Street Mixed Use Project, Denver
Purchased in 2008, this 7,500 SF mixed-use project features office, retail, residential and LoHi Steak Bar, a Larimer Associates restaurant created in association with notable Denver chef Sean Kelly. With 32nd and Tejon, Larimer Associates acquired a substandard property with the intention of improving it and creating value to investors, and adding value and community to the increasingly popular Lower Highlands neighborhood.
Country Club Shoppette, 6th & Gilpin, Denver
Purchased in June 2009, Larimer Associates found this property to be a perfect addition to the company’s portfolio. Built in 1913, this 7,000 SF shoppette has a great mix of neighborhood tenants, including Oliver’s Meat Market, Satchel’s Restaurant, James Walker Gallery, Salon Sherwood, Novo Coffee and Isabee Tweens.
12th and Madison, Denver
Located in the quaint neighborhood of Congress Park, Madison property was purchased by Larimer Associates in December, 2009 with the idea of adding a neighborhood restaurant to one of the two buildings. The larger building is occupied by a Pharmacy and Convenience store along with a bike shop. The smaller building is now home to TAG Burger (formerly known as Madison Street Grill).
Montclair, 7th and Quebec, Denver
Located at the border of the Lowry and Montclair communities in east Denver, the site benefits from strong, underserved neighborhoods. The stable tenant base is comprised of neighborhood-oriented restaurants, retail and service boutiques.
6th and Fillmore, Denver
Larimer Associates acquired this 5900 sf historic building in 2011. This building has been restored to its original beauty. Located on 6th Avenue and Fillmore Street, this site benefits from the prestige of Cherry Creek North, the high traffic of 6th Avenue, and the convenience of its own parking lot. Two new high-end tenants were secured for this building within 30 days of acquisition.

Larimer Associates acquired this mixed use retail and office space in July 2013.
Billy’s Inn, Denver
The 2008 recipient of the Mayor’s Design Award for “Reclaimed Splendor,” Larimer Associates transformed this iconic neighborhood bar at 44th & Lowell into an updated and attractive gathering place for locals and visitors alike. Featuring high quality, affordable fare and drinks, plus an impressive tequila menu, Billy’s Inn has become not just a neighborhood attraction, but a destination.
Ernie’s Bar & Pizza, Denver
Originally established in the Sunnyside Neighborhood in 1943, Ernie’s is back and offers a neighborhood atmosphere with a large, open patio, plenty of seating. Ernie’s Bar carries thirty American beers on tap, more than thirty beers by the bottle, an engaging wine list, and an original cocktail menu. Come in and check out the recent remodel and re-establishment of Ernie’s as well as the new menu, crafted by Sean Kelly with fresh pizzas, antipasto, salads and appetizers-all made with quality ingredients.
38th Ave & Lipan, Denver
Larimer Associates purchased the former Longo’s Subway Tavern in 2012. This purchase fits perfectly into the Larimer Associates commercial real estate portfolio, as it is an old building on the corner of an emerging neighborhood. Larimer Associates opened Thunderbird in this space in 2016.
38th Ave. & Yates Development Site, Denver
Larimer Associates found value in the 38th Avenue property due to its lot size and proximity to the north of Elitch’s redevelopment area. The property has been re-zoned from R-2 to MS-1 in anticipation of future development. This neighborhood is seeing rapid growth and improvement, and 38th and Yates will be a solid addition to this vital area.
Penelope’s Building, Crested Butte, Colorado
Once the long-time home of Penelope’s Restaurant, Larimer Associates has renovated and expanded this property at 120-122 Elk Avenue to incorporate office and residential uses, while maintaining the character of the Crested Butte landmark on its “Main Street.” The property includes retail, restaurant, residential and office spaces for lease.
Avalanche Building, Crested Butte, Colorado
One of the Larimer Associates’ first holdings, this 9,000 SF building is located at the base of Crested Butte Mountain and houses the iconic Avalanche Restaurant, a sporting goods store and a mountain adventure company.
Brookhurst Retail Center, Huntington Beach, California
